Proposal for 12-storey residential building southeast of Victoria Park and Danforth brings additional development to area

Two zoning bylaw amendments have been submitted to the City of Toronto that could bring a new residential building an elementary school to the Victoria Park and Danforth Avenue area.

At 47-53 Lucy Ave., just southeast of the Victoria Park and Danforth Avenue intersection, one applicant is calling for a proposed development consisting of a 12-storey mid-rise residential building with a height of 41.0 metres (excluding mechanical penthouse) and a total gross floor area of 10,960.95 square metres.

Submitted to the city in in March of this year, the proposed development on the north side of the railway tracks will provide 147 residential units, with a mix of unit types including one-bedroom, two-bedroom, and three-bedroom units, as well as 19 below grade parking spaces and 111 short-term and long-term bicycle spaces.

At 70 Shale Ridge Court (formerly part of 411 Victoria Park Ave.), directly across the proposed residential building but on the southside of the railway tracks, the city is in the process on removing the “hold” designation on the site to allow for the building of an elementary school for the Conseil scolaire Viamonde (French public school board of Ontario).

In the City of Toronto, a holding restriction (also known as a holding symbol) is a temporary zoning restriction that allows the city to approve the zoning in principle while delaying development until certain conditions are met. The City of Toronto Application Information Centre does not provide any details regarding the required conditions to permit the school’s development.

The recent plans accompany an application submitted last year calling for two mixed-use residential buildings consisting of 39 and 16 storeys atop a shared L-shaped podium at the site of 507-513 Victoria Park Ave. and 4,6,7,11,14 Thora Ave. (on the north side of the tracks a short distance Lucy Avenue.
