Proposal for 10-storey building made for property near Coxwell and Eastwood

The City of Toronto has received a proposal to build a 10-storey residential apartment in the Coxwell Avenue and Eastwood Road area at 4 Newbold Ave., where a four-storey residential building currently stands.

The 30.2 metre building proposal, which was first submitted on June 2 last year, features 70 rental units (including 13 rental replacement units) and an underground parking area providing zero vehicle parking spaces and 75 bicycle parking spaces.

The new application is the third development proposed for the general area in recent years, alongside proposals to the west of Coxwell Avenue for 1291-1311 Gerrard St. E./243-247 Greenwood Ave., and 1012, 1014, 1016, and 1018 Gerrard St. E. – all of which are within less than two-kilometres of one another.

Both Gerrard Street East applications received approval from Toronto Council on Dec. 17, 2025.

The development at 1012-1018 Gerrard St. E., just southeast of Gerrard Square, is for 14-storey mixed-use residential building with 112 units, nine vehicle parking spaces and 136 bicycle parking spaces.

The development at Gerrard Street East and Greenwood Avenue is for a 14-storey mixed-use building consisting of one level of underground parking with 51 vehicle parking spaces and 322 bicycle parking spaces.

Nonprofit organization Habitat for Humanity also recently broke ground on a six-storey building just to the north of the proposed development, at the corner of Coxwell Avenue and Gerrard Street East.

At the time of reporting, the city has not yet scheduled a community consultation meeting with the developer for the Newbold Avenue proposal.
