Plan to include affordable housing as part of Danforth and Byron avenues development moving forward

The City of Toronto has received an application to remove a holding symbol (H) in order to permit a 14-storey mixed use building at the property known as 1117 Danforth.

According to the City of Toronto, Ontario’s Planning Act authorizes the use of a holding symbol “to limit a site’s development until certain conditions, as set out in the Zoning By-law, are satisfied”.

In the case of 1117 Danforth Ave., Toronto Council had adopted recommendations that the holding symbol be implemented until the developer, Houselink and Mainstay, can provide evidence that the required changes have been made.

Changes included the developer entering into a shared facilities services agreement with the Owner of 1095 and 1111 Danforth Ave. (Core Development) that secures the provision of a shared loading space.

Houselink and Mainstay were also required to register an easement with 1095 and 1111 Danforth Ave. for future access of the shared loading space for the development at 1095 and 1111 Danforth Ave.

Core Development partnered with non-profit organization Houselink and Mainstay Community Housing (HLMS) to deliver a 14 storey building with 106 purpose-built units that replace the 27 rental units that are currently on site at 1117 Danforth Ave.

The proposal has a gross floor area of 7,027.50 square metres.

With a focus on increasing Toronto’s affordable unit portfolio, 6,964.60 square metres will be reserved for affordable residential units while the remaining 63 square metres will be for commercial use.

Located on the south side of Danforth Avenue (east of Byron Avenue), upon completion, the building’s design will mimic the facade of the Trull Funeral Home which sits on the property of 1117 Danforth Ave. alongside the former St. Catherine of Siena Catholic Church.
